In the recent weeks, mortgage rates have shown little movement, paralleled by stagnant mortgage demand. This lack of change comes as no surprise, as potential buyers are facing exorbitant costs and low supply in the housing market. Existing homeowners are also finding themselves with little motivation to refinance their mortgages at the current high rates.

Flat Application Volume

According to the Mortgage Bankers Association’s seasonally adjusted index, total mortgage application volume remained almost unchanged last week, dropping by a mere 0.6% from the previous week. This stagnation in demand is indicative of the challenges faced by buyers in the current market scenario.

Applications to refinance a home loan experienced a 2% decrease for the week and were down by 5% compared to the same period last year. This decline can be attributed to the persistently high mortgage rates hovering around 7%, which are deterrents for current homeowners looking to lower their monthly payments.

Purchase applications for mortgages saw a minimal decrease of 0.1% from the previous week and were significantly lower, by 13%, compared to the same time frame a year ago. This decline is a stark reminder of the stark reality that purchase demand has now plummeted to half of what it was in March 2020.

The housing market is currently grappling with elevated mortgage rates that are hindering homebuying activity. With rates double what they were in previous years, sellers are facing challenges while buyers are experiencing limitations in their purchasing power.
